Property Manager — E3 Apartments, Allston

The Opportunity:
National Development is looking for an experienced Property Manager at E3 Apartments, located in Allston, MA.

As a Property Manager, your primary responsibilities include:

Leading by example and being a role model for the standards and behaviors consistent with the core values and culture of National Development
Inspiring the team to effectively execute sales, marketing and operational activities that achieve budgeted occupancy and customer retention goals
Managing the financial performance of the property in accordance with the established budget

Your skills and experience:
5+ years of experience in property management
A track record of success building, developing and retaining high-performing teams
A track record of building and maintaining strong relationships with clients, investors, ownership groups and vendors
Experience managing a budget and/or P&L
Experience with a Revenue Management software platform (YieldStar preferred)
Proficiency with industry software (YARDI), apps and computer programs
Outstanding communication skills, both written and verbal

Leasing Consultant — E3 Apartments, Allston; Avenu Apartments, Natick

The Opportunity:
National Development is looking for full-time Leasing Consultants at E3 Apartments in Allston, and Avenu Apartments in Natick (new 62+ active adult community). The ideal candidate will bring a passion for people, apartment living, and creating a sense of community among residents and team members. As a member of our leasing team, you will instill a sense of National Development pride in everyone that you interact with.

As a Leasing Consultant, your primary responsibilities include:
Corresponding with prospective residents – establishing a good rapport, setting up appointments, touring the community, and taking them through the leasing and move-in process, all while showcasing exemplary customer service and sales skills
Administrative tasks such as lease generation, resident file preparation and maintenance, and resident correspondence
Preparing weekly leasing reports
Participate in the planning and execution of resident events
Maintaining social media presence, working with the internal marketing team to create and post content
Cultivating and maintaining strong, loyal relationships with residents, offering a first-class resident experience and helping to maintain a strong sense of community

Cash Management Assistant — Headquarters, Newton

Must be:
Extremely detailed oriented
Technically inclined
Banking background a plus
Team player
Proficient in Excel & PDF
Great people skills

Duties Include:
Banking
Independently responsible for opening/closing accounts, automatic loan payments and maintaining 19 online banking systems
Manage banking relationship by reviewing and updating legal documents, maintaining impeccable records for over 400 accounts; reviewing and implementing new products to meet the needs of the business.
Point of contact for all bank related issues relating to accounting and Cash Management (AP&AR). Must be able to problem solve.  Review balance, transaction and wire reports in multiple online banking systems to do in-house problem resolution prior to contacting bank.
Act as user administrator for those banking systems that have dual administrative abilities for their online modules.
Update Authorize signers on bank accounts when needed
Obtain approvals, enter and process wires, ACH & transfers daily
Review & process daily ACH Positive Pay exceptions
Analyze monthly bank analysis statements & process interCo reimbursements

Accounting Systems
Set up new vendors in MRI, Yardi and Skyline. Review W-9s for 1099 purposes.

Cash Management
Review and fill out all credit applications needed for daily operations for portfolio of ND properties.
Answer department and outsider questions when VP is unavailable.

Building Engineer — Wayland, Sudbury, Westwood and Dedham

 The Opportunity:
National Development is looking for a full-time commercial Building Engineer reporting directly to a Chief Engineer to assist our property management team on a portfolio of Office, Industrial and Retail properties. The ideal candidate must be skilled in all areas of general maintenance and must be able to perform physical maintenance operations of the property.

 As a Building Engineer, your primary responsibilities include but are not limited to:
Assist Chief Engineer in the performance of all maintenance duties for the assigned portfolio. Conduct general site, building and mechanical room inspections to insure cleanliness, safety and environmental compliance of all systems and ensure all is maintained in a professional matter.
Assist with the preventative maintenance programs. This shall include check-off lists, machinery history, safety inspection and test records.
Assist the Chief Engineer with managing responsibilities for work performance of all building vendors including the scheduling, directing and planning the job performance for vendors and service contractors.
Keep the Chief Building Engineer and Property Manager advised of all matters incidental to the operational status, major overhauls and casualties to all systems.
Reliably handle emergency situations.

Maintenance Technician — Emery Flats, Woburn

The Opportunity:
National Development is looking for a full-time Maintenance Technician at Emery Flats, our brand new luxury apartment community located in Woburn, MA. The ideal candidate must be skilled in all areas of general maintenance and must be able to perform physical maintenance operations of the property.

As a Maintenance Technician, your primary responsibilities include:
Reliably handle emergency situations. Excellent communication and organizational skills are mandatory
Maintain the interior and exterior physical condition of the assigned property in a professional manner
Assist Maintenance Manager in the performance of all maintenance duties
Regularly care for buildings and grounds as needed
